Q. What is the best time to get a hold of you?
A. You can reach me on my cell phone at (801)556-3335 between the hours of 8AM and 10PM Monday thru Saturday. If I do not answer, please leave a message and I will call you back. I am prompt in returning calls. It is my goal to be as reachable as possible and to treat your call/message with the importance that it deserves.
Q. What Geographic areas do you represent properties in?
A. My focus and expertise is specifically in Salt Lake County. I have helped clients buy and sell properties all throughout the County. I don't overextend myself by targeting other neighboring counties, as focusing exclusively on Salt Lake County allows me to concentrate all of my time and energies into gaining and maintaining expertise in this specific market area. This allows me to serve my clients better..
Q. The information you present is impressive, how do you compile that information?
A. I compile market data from multiple sources, including the Wasatch Front Regional Multi-Listing Service and various other market and economic data websites. I pull information from these multiple sources and compile it in a way that it helps me better identify the current market trends. Staying on top of this data helps me advise my clients as to when to sale or buy. I am not the type of agent that will tell you whatever you want to hear to get you to list the property. My goal is to give you as much information as I can and then allow you to make an unpressured decision as to what is best for you at that time. I am trying to gain clients for life, not just for a quick transaction.
Q. If I am looking to just buy a house for my family, can you help us with that also?
A. I actually track a lot of single family data as well, so even though this is not my primary focus, I can serve you very well in a search for a house. I am familiar with most areas/neighborhoods of town and certainly have the tools needed to help evaluate the accurate market value of a house that you may have interest in. My focus is on representing your best interests and protecting you throughout all stages of the buying/selling process.
Q. Once we have decided on a property, how long should it take to complete the transaction and start collecting rents?
A. An average transaction usually takes 25 to 35 days to complete with typical conventional financing. The determining factor in the length of the transaction is usually the financing. Most lenders need that 25 to 35 days to process and complete the loan. Some lenders are able to close more quickly. Before making an offer I always recommend that our clients get pre-qualified for financing. This way I can work closely with the lender or loan broker to get the terms into the contract that are needed to best protect and represent my clients. If my clients do not have a lender or loan broker in mind, I am happy to recommend one or two that I have had good experiences with in the past.
